An association that governs a condominium, where owners hold their individual units plus a shared interest in the building's common elements.
A condominium association (COA) is similar to an HOA but structured for condos. The key difference is ownership: condo owners hold title to the interior of their unit and share ownership of the building's common elements — roofs, hallways, exterior walls, and structural systems.
Because the association is responsible for the building envelope and shared structures, COAs typically carry heavier maintenance and insurance obligations than a single-family HOA, and reserve planning is especially critical. The governance mechanics — board, dues, meetings, CC&Rs — largely mirror an HOA.
