Limited common elements are a middle category between fully common property and privately owned property. They're part of the common area, but their use is reserved for one or a few owners.
Common examples include assigned parking spaces, balconies, patios, and the front door or entryway of a specific unit. Governing documents usually spell out who is responsible for maintaining each limited common element — sometimes the association, sometimes the owner who uses it. Clarifying these responsibilities prevents disputes over who fixes what.
