A document proving a party — often a vendor — carries specified insurance coverage.
A certificate of insurance (COI) is a one-page proof that a party holds particular insurance coverage, with the types, limits, and policy dates. HOAs most often request COIs from vendors before letting them work on community property.
Requiring current COIs — and being named as an additional insured where appropriate — protects the association from liability if a vendor causes damage or a worker is injured. Boards should collect and track vendor COIs as a routine risk-management step.
