Definition
The bundle of documents an HOA provides to a buyer during a sale — governing documents, financials, and disclosures.
The resale disclosure package is the full set of materials an association provides for a home sale. Beyond the resale certificate, it typically includes the governing documents, recent financial statements, the budget, reserve information, insurance summary, and any pending litigation or special assessments.
The package gives buyers a complete picture of the community they're joining. Contents and deadlines are often set by state law, and assembling it accurately protects both the buyer and the association.
