Definition
A U.S. federal tax form many HOAs use to file their income tax return under rules specific to homeowners associations.
Form 1120-H is the U.S. income tax form designed specifically for homeowners associations. Filing it lets a qualifying association exclude its "exempt function income" (like member dues) from taxation and pay tax only on non-exempt income, such as interest or rental revenue.
Most HOAs file annually, and 1120-H is often simpler and lower-risk than the alternative corporate return. Because eligibility rules and calculations matter, associations typically work with a CPA experienced in HOA taxes. Treat this as general information, not tax advice.
