Delinquency is when an owner falls behind on dues or assessments. Because the community relies on that income, unaddressed delinquencies shift the burden onto paying owners and can strain the budget.
Most associations follow a written, consistently applied collections policy: a friendly reminder, then formal notices, then escalation. For genuine hardship, a payment plan often recovers the balance while preserving goodwill. Only after earlier steps — and strictly per policy and state law — do liens or legal remedies come into play.
