A meeting of the HOA's directors to make decisions and conduct the association's business, usually open to members.
A board meeting is where the directors conduct the association's business — approving expenses, hiring vendors, deciding on maintenance, and enforcing rules. Boards act as a body through votes at these meetings, not as individuals between them.
In most states, board meetings must be open to members (with limited exceptions handled in executive session) and preceded by proper notice. A clear agenda, a confirmed quorum, and clean minutes are the marks of a well-run board meeting.
